Focus on Lighting to Improve Facility Sustainability
Lighting presents the best opportunity for facility managers to improve sustainability and cut costs.
What are the top money-saving retrofits for commercial buildings?

Lance Ryan, Watson Land Company
Warehouse lighting represents the most effective means of reducing cost through retrofitting. Many existing industrial buildings have eight-foot fluorescent strip lighting, which expends a great deal of energy. The bulbs and ballasts have a tendency to burn out, but the electrical load does not decrease when this occurs. Tenants who upgrade to more energy efficient lighting will realize immediate savings in the form of a lower electrical bill. Additionally, a typical T-8 or T-5 lighting retrofit will also include motion sensors and/or light sensors. This ensures that warehouse light is used only in active areas and the lights will shut off once a certain ambient light level is reached in the warehouse.
