Ashley Capital Builds Second Industrial Building at Enterprise Business Park in Sturtevant, Wisconsin

Ashley Capital, one of the largest privately owned industrial real estate investment/development firms in the United States, will construct a new 438,000 square foot cross-dock, speculative, industrial building at at Enterprise Business Park in Sturtevant, Wisconsin.

As planned, Enterprise Business Park represents over 1.3 million square feet of Class A space when fully developed. The new building will bring Ashley's industrial property portfolio in Racine County to over 1.5 million square feet. The new building is anticipated to be completed late 2019 and available now for preleasing.

Gary Rosecrans, Vice President of Ashley Capital, said, "Several years ago, we acquired 90 acres of farm land along I-94 between Chicago and Milwaukee. We then entitled and improved it as a master planned business park. The first building we constructed is 376,000 square feet and now leased to four tenants."

“The new 438,000 square foot building is the second of four planned for the park,” Rosecrans explained. "There are two remaining lots in the park that will be used for either speculative or build-to-suit construction."

John Sharpe, Principal of Lee & Associates, one of the marketing agents for the property said; "11201 Enterprise Way is the most versatile speculative distribution building in the submarket. It can accommodate tenants from 42,000 to 438,000 square feet and provide them with 36' clear height, LED lighting, built-to-suit office space, a cross-dock configuration (in the case of larger tenants) and ample loading, trailer parking and car parking."

Terry McMahon, Principal of Cushman & Wakefield | Boerke, emphasized that Enterprise Business Park benefits from an outstanding location; it is situated across from the Foxconn advanced manufacturing and science and technology campus and close to two full interchanges along I-94 and logistically situated between Milwaukee and Chicago.
