Wilson Investment Properties, a Silicon Valley-based real estate investment firm, partnered with SVN Trinity on their 9th joint venture to purchase a second industrial site, 13 miles northeast of the Cincinnati, Ohio MSA, in Florence, Kentucky. According to company officials, the portfolio is a fully occupied 16-Unit Class B Flex Industrial Business Plex.

“The industrial vacancy rate in this submarket has dropped to an unprecedented 2.1% due to very limited Class B supply and large job and economic growth in the area,” officials said.

Making the site even more attractive, company officials noted, it is just 3 miles away from Amazon’s recently added 210 acres that will be part of its future air cargo hub for Prime Air at the Cincinnati/ Northern Kentucky International Airport; Amazon anticipates bringing 2,700 new jobs to the area.

Wilson Investment Properties and Fithian acquired their first Cincinnati Industrial Portfolio just 2 miles away in June 2018. This portfolio has performed well and maintained full occupancy through ownership.

This newest strategic purchase was made through a syndication of private investors, pooling equity capital to purchase large commercial properties that offer preferred returns, cash flow distributions, and profit splits.
