Gallatin City Officials Announce Plans to Transform Downtown Blocks to a Live/Work Corridor

Gallatin City Council will vote on a proposed memorandum of understanding that allows the City of Gallatin to conduct a feasibility study with Boyle. This public-private partnership marks a pivotal first step in the city's commitment to revitalize areas around the historic downtown square.
“Gallatin's downtown square is a premier destination for both residents and visitors, embodying the heartbeat of our community,” said Gallatin Mayor Paige Brown. “Recognizing a shared vision among residents and city leaders to build up instead of out, we aim to revitalize and reinvest in our city's core.”
A conceptual site plan has been proposed by Boyle, but an in-depth due diligence period will be required to determine the feasibility of this project. Site and parking studies will be conducted as well as city leader input to ensure the design fits seamlessly with the traditional architecture of downtown Gallatin.
"Citizens and city leaders have asked for years that we focus on revitalizing our downtown— and that is exactly what we’re proposing,” said Gallatin Economic Development Agency Interim Executive Director Rosemary Bates, “We owe it to our citizens and future generations to explore a project of this magnitude—a project that will leave a lasting legacy of progress and prosperity in Gallatin."
Boyle brings a wealth of experience and a proven track record in developing successful mixed-use projects in Middle Tennessee, including Capitol View Nashville, McEwen Northside, and Berry Farms. Their local ties to Gallatin and commitment to sustainable and community-centric design that honors the area’s unique history aligns seamlessly with the city's goals for this transformative project.

This plan comes at a pivotal time as city leaders consider key investments to move Fire Hall No. 1 and address capital improvements for City Hall. City leaders are hopeful that this public-private partnership will pave the way for a mixed-use development that will help offset necessary infrastructure expenses and provide perpetual tax revenue for the city.
This project is expected to have a profound impact on the city's economy. A third-party impact study estimates that this development will generate over $40 million in property tax revenue over 20 years, substantial local sales tax revenue and a $261+ million economic impact during the construction phase alone. It is also expected to create 300+ permanent jobs with additional benefits within the downtown corridor, including additional private investment, increased property values and improved walkability.
City Leaders and Boyle anticipate the study to take up to 12 months to complete.
